Environmental assessments focus on identifying environmental risks associated with a property, determining the cost to address the identified concerns and evaluating the potential environmental liability based upon a comprehensive review of a property’s history, available regulatory data, and site observations.

EAG’s site assessment services include:

  • Phase I Environmental Site Assessments
  • Phase II Environmental Site Assessments
  • Transaction Screen Process
  • Desktop Reviews

EAG provides well-qualified technical experts to assess whether conditions exist which may have a significant impact on the continued operation of a building based on the observation and documentation of readily visible materials and building system defects.  Property condition reports address recommended capital replacement expenditures and deferred maintenance schedules, as well as the remaining useful life of building systems.

EAG provides experts in the following areas:

  • Mechanical, Electrical, and Plumbing (MEP)
  • Roofing, Structural and Building Envelope
  • Fire and Life Safety
  • Zoning and Building Code Compliance
  • ADA Surveys
  • Site Work, Paving, Landscaping, and Utilities
  • Probable Loss / Seismic Studies

EnviroAnalytics Group performs Environmental Baseline Audits (EBA) for commercial and industrial property owners or tenants by evaluating potential environmental exposures and takes measures to minimize actual or perceived risk to the value of a property.  EnviroAnalytics Group assists in maintaining the marketable condition of leased properties and preserving the asset value of a portfolio by minimizing the potential exposure to environmental liability associated with leasing to industrial tenants, and assessing whether current tenant practices related to hazardous substances handling/use might impact the property and create potential liability.

EBA reports generated by EnviroAnalytics Group will include a tenant rating to quantify the potential environmental risk associated with that tenant’s operations, as well as recommendations for risk mitigation.

EnviroAnalytics Group utilizes a network of engineers, architects and construction management specialists to ensure that a project is completed to an agreed upon specification, design, industry standard, or statutory requirement, and within an agreed budget and time frame.  Working from the project planning stage, through project inception and completion, EnviroAnalytics Group can assess the financial viability, design, and potential risks of any project. During the construction phase of a project, EAG will closely monitor and analyze site activities in relation to the schedule and budget.

EnviroAnalytics Group utilizes qualified professionals with years of property condition evaluation experience and delivers consistent, on-time reports that provide rating agencies, loan servicers, property owners, asset managers and others the necessary platform to perform annual inspections on properties in a cost-effective and timely manner.

EnviroAnalytics Group specializes in providing indoor air quality (IAQ) assessment services through an extensive network of industrial hygienists, chemists, engineers, and environmental scientists.

Our IAQ management programs for the built environment are implemented to ensure the health of tenants and occupants and are prepared in accordance with Environmental Protection Agency (EPA) and Occupational Safety and Health Administration (OSHA) guidelines and guidance established by the National Institute for Occupational Safety and Health (NIOSH).
EAG’s team of asbestos and lead-based paint (LBP) inspectors and management planners can conduct building inspections to identify, delineate, and quantify asbestos-containing material (ACM) and LBP within a building substrate. Our air sampling professionals and technicians are skilled in providing air monitoring services for abatement or clearance purposes.

If an inspection identifies the presence of ACM or LBP, EAG can prepare an operations and maintenance (O&M) program to assist a property owner in managing the hazardous material in place in order to protect the health and safety of tenants and site personnel in accordance with state and federal regulations.
