Appraisals:

Knowing the cost to cure and/or contain an environmental liability and contrasting such to the appraised worth of the associated real estate asset does not provide a true indication of value.  Real estate appraisers generally assume that no environmental liabilities exist.  Environmental consultants generally asses the cost to cure and/or contain a liability without considering the use – or future uses – of the associated real estate asset.  All too often this gap between professional practitioners creates real world problems.
